I want to update all of our readers on the situation with FannieMae and FreddieMac. The federal government has taken over and is now in charge of mortgage giants and the 5 trillion in homes loans they are backing. This is the biggest attempt Washington has taken thus far to assist in the nation’s housing market problems.

What does this mean to you as a loan borrower? If you currently own your home and have a mortgage loan attached to your house, then you can rest a bit easier as the federal government will not allow these twin mortgage giants to continue to lose money. It would be way too disastrous to our economy. If you don’t have a home loan, then now is a good time to consider buying. The bailout will allow for the would-be homeowners to afford and obtain a mortgage. It will enable FannieMae and FreddieMac to continue to purchase mortgages from lenders, and inject much-needed cash into the system. All of this will most likely translate into lower mortgage rates as we have seen in the last 2 days.

Interest rates are currently lower than they have been in almost all of 2008.
