Last week I had a closing that was thrown a curve ball in the day before we were ready to sign. The underwriter on the loan had uncovered a discrepancy with the W2′s and tax returns. Was this a case of fraud? No. There was an honest explanation, but it had to be sorted out. It did require substantial work from the loan officer at SecurityNational Mortgage to help the buyer. Whenever you get a notice from the IRS…deals can fall apart. The loan officer, Joel Ellowitz, spent half the day with my buyer to help her with fixing the issue. Two days later we signed and closed ON TIME!

Did I mention this was for a loan that was less $92,000? Be careful of shopping for the lowest rate only. My buyer had already paid for an inspection and appraisal. If they would have lost the home at this point, they would have also lost their earnest money deposit. Joel stepped in and saved the day.
